WHAT:
A place like home. A garden open to the valley.
Calmness and quieteness: absolutely no trafic noise.
Feeling safe sleeping with windows opened to the starry nights.
Fresh and cool nights even in hot summertime.
This is the house where we had so many lunches, dinners, parties with friends and family under the pergola. The house in whose garden we planted a small Christmas tree that after more than 40 years became so tall and big.... that in Novembre 2019 a strong wind made fallen down!

The house of endless card games and starry nights...We bought this house in 1972 and used it many many years as a holiday house. At that time we restored the house completely and furnitured it with love according our taste.
Our place lays on the hills around Pistoia - only 12 km away - in a small group of houses called "Casaccia". The place and its view takes literally the breath away!
A little fee must be paid for that: cars must be parked about 60 mt (sixty) away from home on the road and walk the short distance to our house.
The path to the house is light and large to walk but not suitable for people on rollchair .
WHERE:
Our house lays on the hills near Pistoia, 3 km past the village called Piteccio
The small group of houses is called "Casaccia". ca 12 persons live here the whole year long. 3 more houses are used as holiday homes. The nearest village is Piteccio (3 km) where you can find a small supermarket, Farmacy, Post office, 2 Bars and bus stop to go to Pistoia.
Please note that a car is absolutely a must!
You can reach Piteccio by bus (nr 25 copit) but from Piteccio to our house there are 3 more km to walk and 2 of them are really steepy!
HOW:
You enter the property from a gardengate and you are on the terrace in front of the house under the pergola. Facing the house, on your right you will find a big garden and the roofed BBQ and pizza oven.

Our house stretches on 2 levels. On the groungfloor: living room, dining room with fireplace, kitchen.

The kitchen is completely furnitered and shows facilities like dishwashers, toaster, electric oven, fridge, water boiler, american cofee machine.
A stone stair leads to the upper floor. Here there are 2 double bBedrooms, 1 full bathroom and a toilet.
The first bedroom is the larger one: a chest of drawers, a big wooden wardrobe, a double bed (160 x 200) with a nice wrought iron bedboard

From this bedroom you can walk into the full bathroom (shower, washbasin, bidet, toilet, window).

The second bedroom is smaller: double bed or 2 single beds (2 beds 80 x 200), chair, spacious wardrobe.
This bedroom has access to a private en suite small toilet: toilet, washbasin, window.

A third small bedroom will be closed and used as storage room.

WHO:
We, Marcello und Cosetta, are a retired couple. We live in Prato (about 30 km away from this house). Our daughter Elena will answer your inquiry and mails. She will also be be to reach via SMS, Whatsapp
or phone in emergency cases.
We will welcome you personally on check in day meeting you in Piteccio or directly at our home.

The house is not detahed! In emergency case you will always find someone living there for a first aid.
On your check in day we will welcome you on spot. If we could not personally come, there will be a trusted person that will open the house. We will then reach you by phone and welcome you.
WHEN:
We rent our house only in summertime
(ca from middle/end of May thorugh the end of September) and only for short periods (min 3
nights – max 4 weeks). Check-in / check - out days are not fixed.
HOW MUCH:
- * BDR with full bathroom. Bedroom 2 will be closed up.
- Prices include taxes, final cleaning, utilities, linen, towels, kitchen towels.
- Internet in Wi-Fi for free - limited by 2 GB per day.
- Pets: are welcome! 3,-€ per day/ 18,-€ per week. Please note that the garden is not completely fenced!
- Heating costs are not included: heating is not permitted in the summer rental period.
- To confirm your booking we ask for a 20% payment in advance. The rest of the rental price can be paid 3 days before the check in day via bank transfer or cash on spot.
Cancelation terms
- Cancelation made up to 60 days before the check in day: 20% down payment will be transferred back.
- Cancelation made starting 59 days before check in day: 20% down payment will not transferred back and no extra penalty to pay.
HOUSE RULES:
For the first time in 2017
we rented our house. It was not a simple decision to take: this is "our" place where so many things remind us to our family and also to people that are not we us anymore....
We simply expect you to respect our home and what you will find in it - even if many little things can seem unuseful, stupid or worthless to you.
Moreover 3 little rules:
- Smoking is not allowed in house. Please, if you can't do without, just smoke in the garden and please collect your cigarette butts in the ashtray!
- This is a very quite place! The place is not proper for loud music and loud partiest.
- Pets are welcome! Even if you are in the countryside, please collect your pet's feces and remove them from the garden.
